What do we do?

We are two brothers who own and operate our general contracting company serving Puget Sound. We have decades of combined experience in real estate investing, new construction, remodeling, rental management and project management. We do most of the work ourselves, but have established a team of sub-contractors who share our work ethic and philosophy of building trust through a handshake (most of our work comes as a referral.)

Oil to gas furnace install, on-demand hot water heater and deck drain systemRead this Testimonial

This home had a oil furnace that we converted to a high-efficiency gas furnace. We took advantage of the gas by installing an efficient on-demand hot water heater. This saved lots of space in the closet! Then, we finished by installing an under-deck drain system to keep the patio clean and dry in all weather.

Repair from water damage

This home sat vacant while waiting for a sale. During the winter, pipes froze and broke in eight places. The water ran and the house sat for two months while mold and mildew teamed up with water to destroy much of the house. We were hired to repair the home, remediate the mold problem, and complete these great demands in time for a sale to close March 10th, 2010.

Remodel

This house built in the 1920s needed it all: complete remodel and upgrade of bathroom, living room and kitchen, new windows, rebuilt porch, electrical upgrade, flooring, painting and much more. As we progress through the project, you can watch here to see the transformation from a condemned home to a newly renovated rental!

This nice kitchen in University Place needed a facelift. We lifted the ceiling, replaced all the cabinets with custom pieces (topped with granite,) rewired the kitchen for can-lights and additional appliances. We installed a new tile floor. This was a "marathon-kitchen" completed in just 6 days while the owners were away on vacation.

Deck w/ Drain System Read this Testimonial

We removed an old deck and replaced it with a 38' x 12' deck made with TimberTech decking and cedar railing, and a metal drain system installed beneath for rain management.

 

Entry Expansion Read this Testimonial

This waterfront home had a limited view of Puget Sound near the Narrows Bridge on Day Island. We doubled the view by expanding an opening. This project involved cutting lathe while preserving the integerity if their curved ceiling, installing a new beam large enough to accomodate the weight of the second story and roof, matching the wood floors and building an extra wide stair to look original. Of course, there was the usual electrical work and wall reconstruction, taping and sheerocking, custom trim work and much more.

 

Tile

This is a large custom home that required us to come in and fix many, many errors made by the original builder, and missed by inspections. This task was strictly cosmetic. Handmade custom Italian tile was placed on this wall in the kitchen. What you don't see is the wiring to string lights that we hid behind the tile.

Window Installation

Coming in after an addition, we have installed duct, electrical, walls, doors, tile, and much more. Here you can see us working on adding a garden window in the kitchen. Of course, the windows were completely different sizes, and we found wires and plumbing to be moved... not to mention matching the siding and trim. This is a current project - come back soon to see the finished project.

Jetted Tub & Tile

Part of the many tasks at this remodel, we are installing the framing for a jetted tub. We installed this complete bathroom, installing walls, lighting and tile work. Once the plumbing is finished, we will post pictures of the finished product.

Slate

This project required more than just installing slate. We had to redefine the way water was flowing from the original installation because it was puddling up in front of the front door. We shaved down concrete and build up around drain ports, then installed the slate. The back patio required many angles and corners which you will see from the photographs. Several treatments of sanded grout ensure a smooth look.

Stairs

These stairs had solid support, but the decking material, or walking surface, had deteriorated and become dangerous. We managed to salvage the support structure and railing, allowing our client to upgrade to a composite decking that resists slipping, mildew, warping and fading.

Floors (Laminated)

The owner said goodbye to the original red carpet and rolled out the half inch laminate flooring. We also installed new casing and crown molding after the floor was complete.

Floors (Hardwood)

Solid wood floors add to the richness of this room that was converted from a two-car garage into a living space. Crown molding finished off the installation.
